There are over 2,000 realtors in the Upstate SC area, so you have
many choices. I will work with you to get your home sold for the
best price possible, in the best time, and at the least
inconvenience to your routine schedule.
How we
will work to sell your home:
MLS Listings:
We
will
enter your
home into the Greenville MLS for all realtors to see and web
searches via online MLS/IDX searches on local and national websites.
Also, if your home is in a "border area" such as Greer, Easley, or
Powdersville, we will post and additional insertion into the
Spartanburg MLS or Anderson/Pickens MLS so that your home may be
found by more than just those looking in Greenville county.
This gets you MAXIMUM EXPOSURE over multiple MLS systems. Not
many other agents offer this feature, however, we can because we are
members of most upstate MLS boards. ALSO, we will make sure
that your listings are CORRECTLY entered. So many homes are
missed in the MLS searches because their "number of bedrooms" or
"square footage" or "acreage" was left blank and therefore "0".
Our MLS Board doesn't like this and frankly neither do we because
everyone wants good data to search through.
We understand the newly upgraded PARAGON-MLS
system and Internet database search engines and will not
leave any parameter in your listing as a ZERO, however, many
other agents still do! We do not want your property
to be missed on any search by any agent working the MLS for any
reason! Finally, the very next day that your home is listed in
the MLS, your home will show up on HOTSHEETS for all other area
realtors to view for their buyers wanting a home like yours.
Over 97% of all homes sold are transacted via searches in the MLS.

MLS Photos:
We
will take high resolution digital photos of your home. I keep my
Sony digital camera with me at all times and dedicate it to this
purpose alone. Your MLS listing will have NINE photos posted to
its database (maximum allowed). I usually take many
more photos to choose from and use them for the custom flyers and
brochures that will be created to market your home. It's a
crime to only have ONE photo on your MLS listing and even worse to
have NO photo at all. Many listings today have only one or no
photos.
Internet
Marketing:
Over 80% of today’s homebuyers use the Internet during their home
search.
Your home will be featured on the following

Advertising-Print:
Your home will be included in the HOMES AND LAND
MAGAZINE tabloid which is found
all over the upstate in many local establishments where Real
Estate guides are normally found. This will reach over 80,000
prospective buyers via numerous rack locations around our area.
In your advertisement you will see the best photo of your home.
This accounts for many leads to those who want to take make an
appointment to view your home.
Brochure:
A custom brochure about your home will be produced. This brochure
will highlight any upgrades and improvements to your home and will
include information about schools, taxes and amenities. If there is
any information that you would like featured in this brochure,
please be sure to let me know right away. The brochure will be
completed as soon as I have satisfactory photos and I have received
approval from you on the copy to be included in the brochure.

Yard
Sign:
I
will place a highly visible RE/MAX yard sign from RE/MAX Realty
Professionals in your front yard. Please make sure it is always up and visible for prospective buyers
to see. This Red-White-Blue colored sign is immediately
distinguished by most everyone and will attract attention to
prospective buyers who drive by.
Private
Info-Line 800 number:
So many times those who drive by your home will want to know more
about it than the brochure can detail. Your home will receive
a TOLL-FREE 800 Number to dial with an extension for your home.
This number will be posted on the top of your sign. This way,
your home details are only a cell-phone call away without imposing
on talking to a realtor. If they are more interested, they
will call my phone number posted on the sign for our next step
towards selling your home.
Seller's Home Business Cards:
I will
supply you with a business card size ad about your home that you can
pass out to friends and business associates. We need to explore all
marketing options in our campaign to sell your home.
Sometimes, shear "word-of-mouth" followed by business-card ads is
all it takes to bring that right person in to buy your home.
Mini-Movie of
your Home:
If applicable, we will have a Mini-Movie of your home
as if you are doing a "walk though" on this internet site.
This is an upgrade from the Virtual Tours that our fellow agents
market. It is produced and posted on our web
site and playable via Microsoft's free download of Media Player. This is especially important for relocation buyers
that want to pre-view your home without wasting too much time on a
weekend house hunting trip.
Showings:
Showings help sell your home! Please make every
effort to have your home ready and available to show at reasonable
times. An electronic lock box will be placed near your door to make
your home more accessible for showings and to electronically track
showings. The box will remain at your home until after closing to
accommodate the final walk-throughs and home inspections. To
help me concentrate on other clients while scheduling your home for
showings, I employ the use of
The Appointment Center.
These nice ladies will call you and work with you in every way to
make appointments for all prospective buyers. You will find,
as I have, they are a blessing work with.
Emerging Technology:
We maintain a strong internet presence with our webmasters always
finding ways to stay on top of all late-breaking technology and
it
changes. This way, many web-surfers that are looking for
real-estate will "find" us at the top of most searches and therefore
your featured home on the front page of this site.
Feedback and
Follow-up:
Feedback from
other agents showing your property and marketing activities will be
delivered to you weekly. The electronic lock-box that is
placed on your door will report to me which agent entered your home
and what time of day they did enter. I will follow up with
everyone that shows up on the report and get the information to you. I can provide this information either over
the phone or via e-mail. Please let me know your preference.
A word about "Public Open
Houses":
I
will be happy to discuss this with you. Many homeowners do not feel
comfortable opening their homes to the public when unqualified
buyers/non-serious prospects might be the only people that come.
After much experience with this technique, it has captured very
little in sales because serious buyers will always have their agent
with them with entering a home rather than going into an "open
house" alone. Although this has been popular in the past
decade, it has now been discouraged by many agents for many reasons.
